Job Purpose: The Project Manager- Commercial Tenant Improvement Construction is responsible for management of consultants, vendors, and tasks through the entire lifecycle of new retail dispensary projects from real estate acquisition to opening each store in South East Florida. PMs will have program wide responsibilities to assist other PMs in specific areas dependent on individual strengths. PM will manage, schedule, budget, contracts, and leases for each assigned project. This position will primarily be a work from home position.

Major Requirement:

  • Must live in the Southeast Florida region.
  • Must work remotely and travel to project sites in Florida as needed. 

Duties and Responsibilities: Under the direction of the company’s Construction Project Manager, assist in managing the full lifecycle of multiple simultaneous small commercial retail construction projects across the state of Florida. Duties shall include: 

  • Overall lifecycle oversight of assigned projects (5-15 simultaneously)
  • Responsibility for all project level documents and project administrative activities including real estate due diligence work, permit submissions, design management, construction bidding and construction management.
  • Coordinate commercial land development and construction activities between PM team, vendors, contractors, government offices and other stakeholders.
  • Review, coordination, and expediting of vendor/contractor RFIs and change orders.
  • Tracking vendor/contractor work progress and processing of payment requests.
  • Establish preferred vendor relationships and contracts with vendors/suppliers for signs, low voltage, security, alarm monitoring, furniture, and other needs. 
  • Visit project sites periodically to check on security and construction progress.
  • Coordinate with various government and utility offices for approvals, accounts, etc.
  • Primary responsibility for certain program wide development initiatives based on strengths and experience regulations.

Qualifications:

  • Candidate must have proficiency in project budgeting, project level bookkeeping, tracking and allocations of project costs, and communicating with multiple stakeholders.
  • Needs to demonstrate ability in MS Excel, MS Word, collaborative PM software, and cloud based storage solutions.
  • Bachelors degree.

Extensive experience required in: 

  • Reading construction drawings.
  • Reviewing vendor, engineer, and construction proposals and plans.
  • Submitting, expediting, tracking and progress reporting on land development and construction permits.
  • Budget preparation and job cost tracking.
  • Commercial Leases.
  • Construction bid process and contracts.
  • Establishing utility accounts and maintenance contracts.

The following experience is strongly preferred:

  • Estimating construction projects.
  • Building Inspector (in Florida)
  • Plans reviewer.
  • Work in a government Permitting, Planning, or Zoning Office
  • Work in the Cannabis Industry.
  • Engineering.
  • Experience coordinating with telecom companies for service.
  • Work as a supervisor, tradesman, or vendor related to construction.
  • Commercial lease administrator.
  • Property Manager.

Requirements:

  • Southeast Florida will be the primary location.
  • Must work remotely and travel to project sites in Florida as needed. Mileage will be reimbursed in accordance with the IRS defined rate. 
  • This is a full-time position for a company in the Cannabis industry. Applicant must be 21, willing to agree to a Non-Disclosure Agreement, submit to fingerprinting for background checks and perform in accordance with other rules dictated by the local, state and federal governments. A clean criminal history is required.
  • Salary will be dependent on candidate experience, skills, qualifications, and strengths.
